What Residents Feel

Four priorities that shape residential facades

1. Acoustic Comfort

Traffic and neighbor noise are the top residential complaints. We engineer glass laminates and sealed joints to the site noise map — not to a generic spec.

2. Thermal Comfort

Windows are the thermal weak point of every home. Thermally broken frames and low-E coated glass cut heating and cooling cost, and condensation risk.

3. Safety & Fire

Balcony fall protection, tempered/laminated glazing, fire-rated spandrels and cavity barriers at every floor — safety is engineered in, not bolted on.

4. Natural Light & Views

Slim sightlines and high-transmission glass maximize daylight and skyline views — the two things residents actually pay for.

FAQ

Residential facade questions, answered

High-rise apartments typically use unitized curtain wall or window-wall systems with acoustic glass, plus rainscreen or ACP accents on balconies and podium. Balcony glazing, railings and louver screens add the residential character.

We engineer the glass spec and frame seals to the noise map of the site: laminated glass for traffic noise, acoustic interlayers, and sealed unitized joints to close flanking paths. Typical results reach Rw 38–44 dB.

Yes. Balcony glazing, glass railings, louver screens and canopy interfaces are part of the residential facade scope in most of our projects — one contractor for the whole envelope.

Residential tower facades follow strict fire codes: fire-rated spandrel zones, cavity barriers at every floor level, A1/A2 materials on critical zones and EI60 perimeter protection. Hanart designs and documents these per project code.
